Square Footage Is a Starting Point, Not the Whole Answer


Most rules of thumb for air conditioner sizing start with square footage, and that's a reasonable place to begin. As a very rough guide, most homes need somewhere between 1 ton of cooling, or 12,000 BTUs, for every 500 to 1,000 square feet of living space, which is why the range is so wide.


A home around 1,000 square feet often needs 1.5 to 2 tons, or 18,000 to 24,000 BTUs. At 1,500 square feet, that typically climbs to 2 to 2.5 tons, or 24,000 to 30,000 BTUs. A 2,000 square foot home usually falls in the 2.5 to 3 ton range, or 30,000 to 36,000 BTUs, and homes at 2,500 square feet and up often need 3 to 4 tons, or 36,000 to 48,000 BTUs.

Those numbers are a helpful starting point for a conversation, but they aren't a final answer. Two homes with identical square footage in the same Red Deer neighbourhood can need noticeably different sized systems once you account for how each one is actually built.


What Actually Changes the Number


Insulation and Windows

Homes with newer, high efficiency windows and well maintained insulation typically need 10 to 15 percent less cooling capacity than the square footage chart suggests, because less heat is getting in to begin with. Older homes with single pane windows, or attics that haven't been topped up with insulation in years, usually need to size up to keep pace on the hottest days.


Sun Exposure

Ceiling Height

Central Alberta's summers are dry with big swings between daytime highs and overnight lows, which behaves differently than the more humid climates a lot of generic sizing charts are built around. Natural Resources Canada recommends proper load sizing as part of any energy efficient cooling upgrade, since an oversized or undersized system both waste energy in different ways.
